SUNSHINE COAST COUNCIL SHED AND GARAGE
CONSTRUCTION REQUIREMENTS
Are you looking to build a shed or garage on the Sunshine Coast? Whether it is a carport, curved roof
shed, gable shed, industrial shed or liveable dwelling, did you know there are specific building and
construction requirements you need to follow? The local council enforces a range of rules for builders
of Sunshine Coast sheds, all of which we cover in our blog below. So, continue reading on to learn
more about building approvals and codes you need to follow before progressing with your Sunshine
Coast shed build.
WHY DO YOU NEED CERTIFICATION?
Sunshine Coast shed builds will always require council approval before the start of any
construction. This is to ensure your Sunshine Coast shed follows the correct development codes and
requirements including:
- Building work
- Plumbing or drainage work
- Operational work
- Material change of use of premises
- Clearing native vegetation
- Demolition of an existing building
REQUIREMENTS
Here are four conditions you may not know, before building your Sunshine Coast shed!
Residential Areas
- Distance: The Sunshine Coast Council’s Shed Planning Scheme requires that your garage
must be setback at least 6 metres from the road frontage?
- Height: Without relaxation from the council, the height of your new carport cannot exceed the
height of 3.6 metres.
- Space: Without relaxation from the council, the total floor area cannot exceed more than
56m2.
- Parking: On dwellings that exceed more than 300m2, the Sunshine Coast Council enforce the
build of on-site parking, and this includes at least one park behind the building.
BUILDING APPROVAL

BUILDING CODES OF AUSTRALIA
The Queensland Building and Construction Commission have a list of classifications for placing
various types of sheds and buildings into their categories. While some smaller sheds don’t require
Council approval, liveable dwellings, commercials steel sheds and some structures do require
